Building / Development Permit Process

Step 1:

Visit the Town of Mono Planning Map to determine the zoning information for your property.

If property is in the Niagara Escarpment Commission (NEC) Control Zone or is regulated by a Conservation Authority, please contact them directly for more information:

Step 2:

Consult the Town’s Official Plan and Zoning Bylaw to determine permitted uses, setbacks, and lot coverage information.

Step 3:

Visit the Dufferin County Building Services website to create a CityView profile. Please contact building@dufferincounty.ca or 519-941-2816 x 2700 for assistance.

Step 4:

Upload the Municipal Approval Application, Public Works Entrance/Road Occupancy Permit Application (if located on Town of Mono Roads) and a detailed site plan.

The site plan should clearly show:

  1. Property lines and distances to existing and proposed structures;
  2. Dimensions, including height, and location of all existing and proposed structures;
  3. Location of existing and proposed entrance/driveway/roadways;
  4. Location of all existing and proposed utilities;
  5. Location of all existing and proposed landscape elements.
  6. If property is zoned Suburban Residential a grading review may be required (fee $250). Please include existing and proposed grades;
  7. If possible, a Zoning Chart showing required and provided setbacks and lot coverage.

Please note: All measurements should be clearly shown in metric units. Applications without an attached site plan which includes the information listed above will not be reviewed.

Step 5:

Upload all other documents as required by Dufferin County Building Services. Applications will be reviewed by staff to ensure construction complies with all laws, including the Ontario Building Code.

Step 6:

If everything is approved and fees & development charges (where applicable) are paid (see below), your permit will be issued through the CityView Portal. Print your permit card and your approved plans.

Grading Review Fee Payment

Pay the fee for a Grading Review. A grading review may be required during the development permit process if the property is zoned Suburban Residential. This fee can be paid online or in-person at Town Hall.

Zoning Confirmation Fee Payment

Pay the fee for a Zoning Confirmation Letter. The letter can be used if the property is being sold and the buyer wants information about the land uses and zoning of the property.

Other Planning Fees

Pay a fee that is not listed on the Paying Planning Fees Online Page. Please only use this form if you have been asked to do so by the Town of Mono's Planning Department.

Please self-identify your familiarity with and understanding of the Planning Process. Completing this section will help staff deliver comments on your proposal in the most effective way.

Front Desk Access

A Town of Mono Natural Heritage binder is located at the Town of Mono Town Hall front desk, containing the draft Natural Heritage Atlas mapping, policies and methods, for review and comment. Additional copies of binder materials may be requested at the front desk.
